This is a free 15-30 minute phone call or video conference where you share where you are at in the process and determine if we are a good fit to work together. This is where you will share any concept ideas, hand drawings, real estate listings, or Pinterest boards.
If you choose to proceed you'll be forwarded a contract and an invoice for the 50% down payment fee.
After five to seven business days from our first meeting we will share the first draft of your house plans via email.
After you review the first draft of your house plans we will schedule an hour long video conference to go over any changes you may have for the design.
We try to complete revisions with a three-day turnaround timeframe. You can then expect your second draft with all the discussed changes via email.
The next meeting is another hour long video conference where we discuss any final changes to the design and we may make changes to the design in real time. After you sign off on all the changes we get to work creating your developed draft.
We will send you an invoice for the final 50% payment and once that is received we will send your house plans in two ways: full size hard copy via mail and PDF via email.
At the final review, plans will be nearly complete and ready for finishing touches. This will be a chance to make small edits like moving light fixtures, adding exterior details, or moving a bedroom window.

how soon can I get started?
We invoice electronically, payable by credit card or bank transfer. The first 50% is due upfront upon signing the design contract. This down payment is estimated based on your target square footage. The final 50% is due on final delivery of the house plans and is based on the actual square footage calculation.
How does payment work?
You will be sent a PDF of your house plans via email as well as a hard copy set via postal service.
How do we recieve our house plans?
We design all our plans to be compliant with Florida building code. We can also get our plans stamped by a structural engineer for an added fee. This fee is dependent on the scope of the project and is determined by our engineer.
What code and engineering is included?
This occasionally happens for a few reasons: building permit review requires site specific changes, you forgot something, or bids come in too high and the design needs to be simplified for budgeting purposes. Any additional changes after the final draft can be accommodated at $100/hour.
what if I want to make changes down the road?
A revision meeting is a scheduled hour long video call where we screen share so you can see the blueprints live. Come prepared with feedback you want to work through. Our designer can use their experience to help improve your ideas and ensure they are code compatible, affordable, and easy-to-build. Examples of edits include: roof pitches, eaves, and layouts, move/flip doors and windows, stair layout, lighting layout, exterior design details, ceiling heights, etc.
