How do I get started?
We can begin as soon as your design agreement is signed and the initial invoice is paid. If you're purchasing a pre-designed plan, you can simply select your plan and complete your purchase online. If you are purchasing online, your plans will be delivered digitally in PDF format in 1-2 weeks based on when structural engineering is completed.
How does payment work?
For design services, we invoice electronically and accept payment by credit card or bank transfer. A 50% deposit is due upfront upon signing the design agreement. This initial amount is estimated based on your projected square footage or service level minimum. The remaining balance is due upon final delivery of your house plans and is adjusted based on the final square footage.
How will I receive my house plans?
All plans are delivered digitally as a PDF via email. If you would like printed copies, they can be arranged upon request.
Are your plans compliant with Florida Building Code?
Yes. Our plans are designed to comply with the Florida Building Code and are prepared with permitting in mind.
Structural engineering and plan sealing are completed by a licensed engineer. Engineering costs for custom designs vary depending on the scope and complexity of the project.
What is included in a plan set?
Our plans are developed to support both permitting and construction and typically include floor plans, elevations, foundation plans, roof plans, and construction details. You can view a full breakdown on our What’s Included page.
Can I make changes to a plan after purchase or completion?
Yes. Changes can be made after the initial design or purchase. For pre-designed plans, modifications are typically handled at an hourly rate. For custom and semi-custom projects, additional revisions beyond the included scope can also be accommodated. Post-delivery changes are billed at $75 per hour.
Do I need structural engineering?
Most projects will require structural engineering for permitting. We coordinate with a licensed structural engineer to provide the necessary calculations and plan sealing.
Do you design for flood zones or coastal properties?
Yes. Many of our projects are designed for coastal environments and flood zones. We take these conditions into account during the design process, including elevation and structural considerations. What if I already have a set of plans?
If you already have plans from another source, we offer Pre-Drawn Services to redraw them in compliance with Florida Building Code. If you’d like to modify or improve an existing plan, our Semi-Custom Design service may be a better fit.
What if I don’t have a plan yet?
You can start by browsing our collection of ready-to-build house plans. If you’re looking for something more tailored, our design services offer a range of options depending on your needs.
How long does the process take?
Project timelines vary depending on the scope, complexity, and service level. Smaller or more straightforward projects move more quickly, while custom homes require additional time for design development and coordination. We’ll provide a general timeline once we understand your project.
Do you work outside of Florida?
Our plans are designed around Florida Building Code requirements. If you are building outside of Florida, additional modifications or engineering may be required to meet local codes.
