It’s designed for clients who already have a general layout in mind—or want to begin with one of our pre-designed plans—and would like professional guidance refining it into a cohesive personalized home design.

Start with a Plan—or Bring Your Own

Many clients begin with one of our ready-to-build house plans and use this service to make adjustments that better fit their property or lifestyle. Others come with a rough layout they’ve created themselves.

Either way, we take your starting point and refine it—improving flow, proportions, and exterior character while preparing a complete, construction-ready set of plans.

Pricing Based on Your Starting Point

The scope and pricing for Semi-Custom Design depends on where your project begins.

Additional Considerations:
Projects located in flood zones or on properties adjacent to rivers, bays, or the ocean may require additional coordination and design considerations.

A coastal/water condition fee of $0.25 per square foot may apply to these projects. 

If you have purchased existing house plans of which you own the copyright to modify—or are starting with a rough layout or concept—your project will fall under our standard Semi-Custom Design pricing:

  • $1.60 per square foot (1 story)

  • $1.80 per square foot (2 story)

  • Minimum fee: $3,000


This includes translating your ideas or reference plans into a complete, cohesive, and construction-ready design.

Starting with Your Own Plan or Concept

If you purchase one of our pre-designed house plans, modifications are handled on an hourly basis.

  • $75 per hour

  • Typical modification cost is capped at $1,000

This allows you to make thoughtful adjustments—such as layout changes or minor revisions—without the cost of a full redesign.

Please note:
Changes to the plan may require updated structural engineering. Any required re-sealing or engineering revisions are priced separately.

Starting with a Robin Ridge Plan

This Service Is a Good Fit If You:

  • Have a general floor plan layout already started
  • Want professional input to improve your design
  • Want to visualize a few different renderings to see what you like best
  • Prefer a more efficient process than full custom design
  • Need help creating cohesive and attractive exterior elevations
  • Want a well-detailed, permit-ready plan set without starting from scratch

What You’ll Need to Get Started

To begin this process, you’ll provide a preliminary layout that gives direction for the design. This does not need to be finalized, but it should be developed enough to communicate your vision.

At a minimum, your layout should include:

  • General room sizes and dimensions
  • Wall locations
  • Doors and windows
  • Kitchen and bathroom layouts
  • Major fixtures, appliances, and equipment

In addition, you’ll provide a photo or reference image that represents the architectural style and level of detail you’d like for your home’s exterior.

This helps guide the overall character of the design, even if it doesn’t directly match your floor plan.

A Balanced Approach to Design

Semi-Custom Design offers a balance between flexibility and efficiency. You bring the initial vision, and we bring the experience to shape it into a home that is both practical to build and enjoyable to live in.

This service is intended for one- and two-story homes with a reasonably developed starting layout. More complex or highly conceptual homes are best suited for our Custom Design service.
